HOME INSURANCE VS. HOME WARRANTY: WHICH ONE IS MORE IMPORTANT?

HOME INSURANCE (HI): HI covers damage to the structure of the house itself—such as walls, floors, windows, roofs, etc.—in the event of damage caused by fire, explosions, storms, wind, water leaks, lightning, hail, and more. If you are purchasing a home with a loan (rather than an all-cash purchase), HI is mandatory as required by the mortgage lender. HI can also cover personal property and other optional coverages. Please contact your insurance agent for detailed advice.

HOME WARRANTY (HW): HW covers the repair or replacement of household appliances and systems, such as the stove, air conditioner, and refrigerator. HW is not mandatory; it is simply an option for homeowners.

In California (I am not familiar with other states), there are two additional types of coverage often associated with HI: Flood Insurance (FI) and Earthquake Insurance (EI). In certain cases, FI, EI, or both are mandatory requirements for a mortgage loan if the home you intend to buy is located in a designated flood zone or a high-risk earthquake area.

Conclusion: We can see that HI is significantly more important because it covers much larger losses. For instance, if your house catches fire, the damage can reach hundreds of thousands of dollars—or even millions for high-value properties. Generally, if you bundle your HI with the company that provides your car insurance or other policies, the price will be cheaper than using separate companies for each. In California, if you need assistance, I can introduce you to reputable HI agents who are ready to explain everything to you. Even if you purchase a home with all cash, you should still buy HI.
